Hi Anthony, YES, there are affiliate programs for plumbing and heating. Faucet.com and HomeDepot both have affiliate programs that you can join and earn a commission. Now, obviously, if customers need very specific parts only, this may be an issue. But, I know marketers that make a nice income using sites like the ones I mentioned and others. Register a domain and get on it!  You can review all of the current offerings by simply buying them on Amazon, testing them out for a month, and then returning them before your return window ends.  I personally don’t have any problem doing this because it means that I’m going to send TONS of traffic to Amazon, so I think it’s in their best interest.
Came here with a preconceived notion but left with totally different mindset. Was wondering when looking at searches per month what would be the minimum you would consider? I feel you are going to say depends on niche. Second question, I have never thought of a directory site, how do you go about monetizing? Simply charging for a link? I have a bunch of decent domain but not enough time in the day it seems. Any advice greatly appreciated

They do charge a .25% annual fee of your account total, so if you’ve got $100,000 that’s being managed by Betterment, you’ll pay just over $20 per month.
This is mostly passive once you have it all set up, but it does take a lot of work at the beginning. Real estate investing also requires occasional maintenance. You could start a niche website about a specific breed of cat. Another option could be a YouTube channel reviewing dog chew toys. Or you could start an authority site about caring for exotic birds. You could also go offline with your niche business by starting a pet sitting service. Pet owners in some cities are willing to pay up to $100 per day for reliable pet sitters. 
This step isn’t strictly necessary, but spending some time freelancing can advance your skills considerably. When you’re trying to help another company or person do what you’ve done on your own, it’ll expose areas that you aren’t as familiar with, and can help you round out your understanding of the skill. And if you’re able to find someone you can freelance for who’s more skilled than you are, they can point out areas for you to improve that you might have missed on your own.
Oops, my last sentence should have been “in addition to buying your services and courses” not “except”, it was already after 12 at night here yesterday. Yes, checking niches obsessively is something I can relate too as well. I think I got about some hundred domains I bought after researching new topics but then never found the time to build content for them and really make use of them. After renewing them for two or three years in a row I decided to focus on related niches I can build like more related content for and then also throwing in some useful links in between them. 🙂

Since all google searches that contain “near me” and similar triggers googles own search result inlay with map and everything to suggested place aren’t you competing directly with google then? I might have missed it but this isn’t discussed in the article. Should you skip all search results that are competing with Googles own search result box/area?
How to Monetize the Site: The affiliate program for Lowes and Home Depot stinks.  It’s only around 2%, which simply isn’t enough.  I would sign up for Amazon Associates to recommend items like a kitchen island post and hardware.  But also I think a site like this could get a HUGE amount of traffic from Pinterest if you have nice pictures, so I would definitely consider putting ads on a site like this.  I usually find that a site can earn about $1,000 per month for every 100,000 visitors to the site.  Frankly, with a site like this you could get that much traffic pretty quickly.  I use Adthrive right now to run the ads on my sites.
However, when you lack the money, you need time. You'll need to invest the upfront time now in order to reap the benefits of automatic income later. It just doesn't happen overnight. So don't expect it to. However, you can do this without quitting your day job. All it takes is some sincere effort over a consistent period, and voila! But, to get there, you'll need to consistently burn the midnight oil or get up at the crack of dawn. Your choice.
